Foundations And The Home Inspection Process

When hiring a home inspector there are various components to the house they will be looking at to determine the condition of the home. In this article we will be focusing on the foundation and what the inspector will be looking for.

Initially, the inspector will need to find out what type of foundation the home has. There are three different types of foundations – basement, crawl space, and concrete slab. The foundations are different and each are inspected differently.

When inspecting the basement, the inspector is limited in what can be inspected depending on if the basement has been finished. One of the main things the inspector is looking for is moisture intrusion from the ground. Evidence of moisture would be visible in the form of staining on the concrete or carpet and cupping or curling of the hardwood flooring.

While in the basement, the inspector will also look at the walls and trim for signs of moisture intrusion from the basement walls. The inspector will also examine any exposed framing, electrical switches, outlets, or panels, plumbing pipes, and any mechanical devices such as water heaters and HVAC systems. The inspector will also report on the existence and condition of a sump pump.

Crawl spaces should be fully inspected if the head space is at least 18 inches high and free of debris, rodents, spiders, and reptiles. If the inspector can not inspect the crawl space for one of these reasons, it must be documented in the inspectors report.

The home inspector will be looking at several things while under the house. The main thing the inspector is trying to determine is if there is moisture present and is there any damage to the support system and floor structure. Some of the items the inspector will look at include: the piers, floor joists, outside sill plate, foundation wall, and any other items present like the plumbing, ductwork, and insulation.

When inspecting a concrete slab, the inspector will be limited in what he can look at, especially if the flooring has already been installed. On the exterior the inspector will be looking for cracks in the slab and if the land is graded away from the home correctly.

Homes are built based on the grade of the land. It is not uncommon for homes to have two and sometimes all 3 foundation types as part of the construction. When you hire your inspector, give them as much information as possible about the foundation.

What Are The Most Common Foreclosure Scams

Home foreclosure is becoming a far more common problem. Often it originates from one missed payment which soon spirals out of control. Before you know it you have missed three or four payments and the mortgage lender or bank wants you to pay everything you owe all at once, right then and there. This sounds like a very difficult feat and many are lead to believe that they have no other choice. When the homeowners realize that they have made a grave mistake they resort to anything they can to get out of a tight situation.

Foreclosure scams are very common as much as the problem itself. Since most homeowners believe that they have little or no choice they fall for these traps, which of course make their situation much worse than it was. Not only is the stress of the foreclosure an issue, but then the fallout from the scam starts…and brings additional stress.

The people who work these scams advertise online, publish advertisements in the local newspaper, distribute flyers, and call houses which are included on the foreclosure list. Sometimes they call themselves “mortgage consultants/real estate investment planners” who offer foreclosure services or advertise with “We buy houses” signs.

Foreclosure Bankruptcy Scam

The promise here is that the house will be saved. This is how the scam goes…They will either ask for the homeowner to pay their mortgage directly to them, hand over their deed and pay rent, or obtain refinancing. of course they don’t do ANYTHING to fulfill the other end of the bargain, they don’t contact your lender or obtain refinancing for you. They keep all the money and file bankruptcy without your knowledge. Only to use a diffirent name and do the scam agian on some other poor soul looking for help.

Since the homeowner is not aware that bankruptcy has been filed, they fail to participate in the case. The case is dismissed and the house continues onto foreclosure. Apart from loosing money and your home, you will also have a bankruptcy on your record.

“Skimming” or also called Equity skimming

The scammer poses as a buyer. They then promise the homeowner to pay the mortgage or given them a sum of money once the property has been sold. The operator then convinces the homeowner to sign over the deed and move out. The homeowner can stay but they have to pay rent. If they opt to move out the operator lets a third party rent the property. The scam operator of course does not pay the mortgage and lets the mortgage lender foreclose all the while stemming off questions from the original home owner about where they are in the “process.”

In the event the house has equity, the scam operator sells the property and pays off the debt. (And of course keeps the equity that the homeowner could have had if they sold it.)

Should you find yourself facing ANY of the above mentioned situations….contact a local mortgage office and ask them if they have ever heard of a “program” like the one you would be offered…if they say no….call the local police and ask for the consumer fraud division.

Home Inspection: Examining The Garage

During the process of the home inspection, the home inspector will examine the garage to determine if any defects and potential safety hazards are present. Here is a list of five areas inside the garage the home inspector will look at.

1. Type of Garage” Upon beginning the garage portion of the home inspection, the home inspector will document the type of garage the home has. There are many types of garages that include attached, built-in, basement, carport, or detached. The home inspector will also note how many average sized cars the garage should hold.

2. Structure ” The home inspector will look at and determine how the garage is constructed. Structural types include masonry, wood frame, steel frame, etc. The home inspector will discuss the level garage to which the garage is finished (walls closed in and insulated) or unfinished and the condition of the garage floor. The home inspector will evaluate the door into the home to verify it meets fire and safety requirements.

3. Electrical ” Inside the garage, all of the electrical switches and outlets will be tested. The home inspector will document if outlets have GFCI (Ground Fault Circuit Interrupter) protection. All other electrical information will be in the electrical section of the home inspection report.

4. Garage Doors and Openers ” The garage doors will be examined for any visible signs of defects. If the garage doors have an automatic garage door openers installed, the home inspector will test them to see if they are operating correctly. Automatic garage door openers should have a safety feature called auto reverse installed that does not allow door to close on someone.

5. Plumbing ” The home inspector will determine if the hot water heater is located in the garage and if it is installed properly. If the hot water heater is gas powered it should be on a secure platform at least 18 inches off the ground. The home inspector will also test any sinks or plumbing fixtures for leaks.

The home inspector may have other items to inspect based on the size, type, and amenities inside the garage. Any items inspected will be included in the inspection report. Some items may not be inspected and will be listed under the limitations section of the home inspection report.
