Everyone has an idea of what their dream home would look like. Purchasing or a building a new home is an exciting time as well as an important life investment. When people search for their dream home, they are often too involved in finding the best home for them that they often forget about the location. A dream home is often associated with the dream location. If you are happy with the home, but unhappy with the location, you may discover that it is not the dream that you imagined.

When you are looking for a dream home, people will focus on important home features such as the home design, floor plans, number of bedrooms and bathrooms, the size of the rooms and closets, and other special features such as lighting and wiring. All of these attributes are important to meet your specific tastes and requirements. However, the location attributes are an important consideration.

The following list outlines important considerations when choosing your dream location:

Property Needs: If you are building your dream home, you have to make sure you are set up for utilities and extras such as internet, sewer, water, and modern wiring. You also have to make sure the property is large enough for further additions such as sheds, garage, garden, pool, gazebo, etc. You want to make sure that the land meets your current and future needs. Taking your property needs into consideration will make it easier to find an ideal location.

Neighborhood: Just because you find a home that meets all your requirements, it does not mean the neighborhood is suitable for your needs. You need to research the location of schools, playgrounds, shopping centers, supermarkets, hospitals, community activity services such as gyms and fitness centers, and the distance to your workplace. If you are unable to travel long distances everyday, you may want a home close to all the amenities. If you find a home that has a neighborhood homeowners association, you should check their rules in case you are prohibited from doing something on your property. This could include banning fences, certain house colors, etc.

The View and Setting: Are you looking for either an urban setting with lots of traffic and people on the streets, an ocean front view, or a more rural location with lots of natural trees and lakes? Your home may be beautiful, but if you are not living in the environment you have been dreaming about, you may become unhappy with your home. Make sure you check the zoning laws for the area.

Accessibility: Are you looking for a private area that is far away from major highways, or an area that is handy to interstates and roads? Your daily drive is an important consideration.

Safety Considerations: It is important to find out if the area is at a high risk for such natural problems as floods hurricanes, tornadoes, and termite infestations. This may affect your insurance premiums. You should see what the crime rate is like as you may require special security equipment.

When searching for our dream home, we all have a picture in our minds of what it will look like. It is important to expand your considerations to include your dream location. Make sure the location is a place that you and your family will like. By considering both a dream home and dream location, you will definitely improve your chances of getting the home that meets all of your dreams.

To Rent Or To Own?

One time or the other in their lives, nearly everyone has to reply to the question to the great debate: is it better to rent a home or to own one? Different people might have different views about these options and the answer depends largely upon your current situation as well as your future plans.

Considering Your Financial Situation

Your financial position is the first thing you should consider when planning whether to own or to rent. In most cases, the amount that you pay to rent a place to live will be less than what you will pay to purchase a home. In addition, even if the amount of a house payment may be less than your rent, there are other expenses associated with home ownership. The landlord pays for repairs and the maintenance of the home when you rent it and this is something you need to keep in mind. When you become a homeowner, you will need to take care of these expenses. Therefore, you need to make sure you are financially ready to take on this responsibility before you make a purchase.

Thinking about the Future

When you try to decide whether you should rent or own, you should also consider your future plans. If you intend to live in the area for several years, purchasing a home may be a better decision. However, it is generally better to rent if you will only be living in the area for another year before moving somewhere else. This is since living in a home for barely a year will not give you enough time to build equity in the home and the cost of closing and other expenses coupled with purchasing a home may make it more costly for you to buy than to rent.

Check Your Credit Rating

Another issue to think when deciding between renting and owning is your credit rating. If you have a bad credit rating, you will finally pay a higher interest rate on your mortgage. This can end up costing you thousands of dollars over the life of the loan. Rent till the time you have been able to rebuild your credit this is probably the best option for you. Go ahead and think about buying the home of your dreams once you have improved your credit ratings.

Purchasing a home is a better financially decision than renting is the opinion of some people. While this might hold true for certain circumstances, it is not true for each and every person’s situation. Therefore, it is important to consider your personal situation carefully before deciding what is right for you.

How to Enhance Your Net Worth With Residual Earnings

If you’re looking for methods to earn money without needing to punch a time clock or be enslaved by your business, residual earnings are the way to go. With residual earnings you put in some work setting up a business system which can run without your day by day steerage and kick back and watch the checks roll in.

Most folk in this world rely on a salary and boss to get by. to stop being a wage slave, you could have to set up your own business. The difficulty is that many entrepreneurs trade one sort of slavery for another, as they finish up spending each waking minute working on their business. That is’s not freedom!

Think of residual earnings like an actor’s, writer’s or musician’s royalties. They create a bit of work, receive payment for it and whenever it becomes sold in the future they get a taste of the profits. Many an one-hit-wonder is living just fine off their royalties.

For those among us who are not insanely good looking or gifted in the humanities the trick is to set up an enterprise that can run on it’s own, with the help of outsourced staff or minimal direction from you.

The drop shipping industry is based on the power of residual earnings. Folk find a wholesaler of a product, advertise that product and then sell it for a profit. They send their orders to the supplier who then ships immediately to the shopper. Correctly set up with the right outsourced staff, all the business owner has to do is get the business set up and check in periodically.

The web also allows for you to make this kind of living. By simply building an internet site and monetizing it through sales or advertising you will continue to earn money so long as you own the site.

The strongest way to insure residual earnings for life is thru real estate investment. For a nominal investment in the property and performing any rehabilitation that needs to be done, you can hire out home or commercial property as long as you live. Barring a natural disaster or nuclear war your building will be standing long after you are gone. Not only will you receive income for the rest of your life, but so will your heirs.

For people who don’t feel like dealing with renters there’s a full host of pro management companies that may oversee the property and make sure you get your money. Of course you’ll have to be prepared to accept slightly less revenue in this situation , but it frees you from having to deal with your renters.

It’s everyone’s dream to live the good life. We would like to be in a position to spend time with our buddies and relatives and pursue our hobbies and interests all while being financially secure. The power of real estate investing and other hands off companies offers you the facility to have it all thru residual earnings.

Open Question: We are trying to move our palm harbor double wide onto lake property that we intend to buy. What financial?
options are available for us? We don’t have a down payment (we might could come up w/ $1000 before closing). We didn’t think we’d find the property so soon….and it’s too good to pass up. Our offer has already been accepted on the property.
We need to finance more money than the cost of the land, to pay for expenses such as setting it up on a permanent foundation, clearing the land, new (log) siding, installing the septic, etc.
Most land loan places will only do 15 or 20 yr. financing. We need 30yr. to get the payments low enough. We only owe 18yrs. left on the home (it is a 2004 model) and would really like NOT to have to refinance it. If we had to refinance the whole thing to make this work we would. Most places also do not want to deal with mobile homes because of the stigma and stereotypes placed on them. We are not rednecks….we both have good paying jobs. Our house does not look like a mobile home on the inside and once we put log siding on the outside, it will look better than any other stick built home around the block.
I don’t think I left anything out. What would our options be? How do we get past this stereotype?
added…we bought the home new in 2004. It was refinanced 2 years ago and is now on a 20 yr. mortgage. Right now, the house is on my husband’s parent’s property. We obviously want our own property. We could afford a 200,000 house somewhere, but we are pretty much stuck with the house being that we don’t own the land and would lose money if we sold just the house off of the property. It’s a great house though, so we’d love to just move it to the great property and be done with it. Easier said than done!

Do u think i am a good writer? here are a few pieces of my work——Plz answer!!!!!!!!!!?
The surface of the lake was still.
“You coming in?” A voice called out of the darkness. Willow turned, in time to see an opaque silhouette emerge out of the gloomy trees. The figure ran past her and plunged into the lake, shattering the serenity of the water.
Willow laughed.
“Impressive.” She shouted teasingly.
“Do I have to wait all day?” Jack called back.
Willow pulled off her dress and dived gracefully, like a swan into the cool water. Jack glided towards her and took her hand.
“You took your time today.” He said gently, pulling her closer to him.
“Usually you are the first one in”
“This is our last night here.” Willow replied softly.
“I want to enjoy every minute of it.”
“Ah.”
Jack sighed and turned over onto his back.
“It feels like only a mere few days have passed.” He murmured, staring up at the night sky.”
Willow nodded.
“The last month did go by pretty quickly.” She agreed wistfully.
Jack squeezed her hand.

“We’ll come back here,” He Whispered.
“We come every year.”
A single tear trickled down Willow’s cheek. Jack lightly wiped it away.
“Don’t cry Baby,” He said tenderly.
Willow hiccupped, then smiled.
Jack glanced down and his watch,
“We should leave. It’s nearly eleven.”
He swam over to the edge of the lake with Willow not far behind. He draped a towel lightly around her shoulders. Then the two of them started walking back through the trees.

Story 2
It was Sunday. Yesterday Jodie and I had gone into town to buy a school uniform for me, as I did not have one yet. But today Jodie had to go into the office for a couple of hours, so I was on my own. Which suited me, as Jodie’s nice but I prefer my own company. The sun was out, which surprised me as for the past few days that I had been here it had been raining. I decided to go out for a walk around our block. My new home was one of many modern, red brick houses, with neat front lawns; all on the same block. I had not met many people in our area yet, only an Old Italian couple who lived next door. As I stepped outside onto the front porch, a strong gust of wind blew my hair back into my eyes. I smiled. Yes, although the sun was out, it was still the typical cold, windy afternoon. I looked up and sure enough I could see dark clouds gathering in the sky, like big angry shadows.

As I walked down the street something caught my attention. At the end of the road, there was a tall, bleak house with old Victorian style windows. It was so unlike any of the other red, bright houses surrounding it. The house was in darkness, with the curtains drawn across the dirty windows. What seemed strange to me was that it didn’t look like anyone was living there, and yet it had a strong air of inhabitance. Before I could get close enough to see anything else, the clouds opened and it began to pour with rain. Like tiny crystals showering from the heavens.

The animal cocked his head cautiously. He could hear footsteps crunching on the dry blanket of leaves, on the forest floor. Out of the corner of his eye he could see a man, a rifle held in the crook of his arm.

‘BANG!’ The silence was shattered as the man aimed the gun and fired.
The animal dodged the bullet and ran for the shelter of a large tree.
‘BANG!’ the rifle was shot again, narrowly missing him by inches.

Ryn darted up the tree branch, his strong claws hanging on for dear life.
The man cocked the rifle again and-

‘BANG! BANG! BANG!’ The shots were fired so fast that Ryn was not able to get away fast enough. One of the bullets struck his side and he fell from the tree, finally at peace.

The hunter grinned, satisfied. His boss would praise him for an excellent days work. A good few handbags or purses could be made from an ocelot’s coat.

She was looking for her mate. She knew he would be near. She sniffed around and paused, picking up a familiar scent.
Her mate had left, some time ago, to find food for them. After about two hours she started to get worried. He was never usually this long. So she left their small overgrown clearing and set off to look for him.

She could smell his scent. He was close. She set off in the direction of his scent. It didn’t take her long to find him. Or what was left of him.
When she saw him lying on the ground, a hunter standing over him she reeled back in shock. Ryn, her trusted mate was gone. He would no longer be there to support her. He was the one who had collected food for her. He was the one who had found shelter for them in the cold, bitter winter months. But now he was gone.
Suddenly, the hunter turned around and saw her crouched near a thick shrub. The hunter laughed coldly. Just when he thought things couldn’t get any better. He positioned his rifle; pulled back the trigger- ‘BANG!’ the bullet zoomed through the air, and found its place in her heart.

The Geometric Growth of Real Estate

Geometrical growth is something not seen in stock, which knows only linear growth. Geometrical growth is much, much faster than linear. If you are one who takes advantage of geometric growth, you will surely be rich. In fact, this is the only way to be rich. Geometric growth separates the rich and the poor, who use linear growth.

This secret force is the force of borrowed money. Borrowed money is the surest way to become rich. Why is it that the middle class and poor have such little money? It is because they spend their lives fearing debt. Unfortunately, nobody ever taught them that there is such thing as good debt.

The richest people in the history of the world built their fortunes with often times one-hundred-percent borrowed money. If you would like to take advantage of this power, you can simply jump head first into the world of real estate: the best place in the world for borrowed money.

You, too, can take advantage of this power. All you need to do is dive head first into the world of real estate.

Real estate will allow you to buy with only twenty-percent down things that cost hundreds of thousands of dollars. Often, you need put nothing down.

Both investments appreciate by six-percent after some time. The stock, then, has made us one-thousand, two-hundred dollars, while the real estate has made us six-thousand. Naturally, we will need to subtract what we owe the bank before determining what our real profits are. So, we take away the four-thousand, and we end up with eight-hundred more dollars than what our stock returned to us.

Our stock has made us only sixty-percent of what our real estate has. The real estate made us ten percent return on investment, but the stock only made us six. Now, you tell me which the better investment is.

This is just a taste of the real fun of real estate. If the investments made eight percent, then real estate would have earned us four-thousand while stock would have made us one-thousand, six-hundred. This time, stock only earned forty-percent of what the real estate did. Real estate really does earn exponential growth.

This is just a start. If our investments made eight percent, the real estate would have won by an even bigger gap; the stock would have earned only forty percent of what the real estate had.

Investing it all a third time, putting each into solely stock and solely real estate, respectively, and earning an eight-percent interest again, the stock will have ended up making us only thirty-five-percent of the real estate’s earnings.

The more time goes on, the higher percentage earned on capital invested in real estate. Stock, however, only grows linearly.

Real estate truly allows one to take advantage of the power of borrowed money, the core of capitalism. Other people’s money will allow you to become rich.

I confess. My parents taught me well. They taught me not to steal. And all my journalism professors taught me well. They taught me not to plagiarize.

But you have probably read or heard about the practice of direct marketers to keep all the copies of direct mails they receive for reference. So is this considered plagiarism or a dirty practice of real estate direct mail heist? Not at all, so let me explain how you do this and why.

The term being used is “swipe-file” where in you collect all the mails you received from other marketers who may have the same offer as yours or from other business. You have this collection mainly for the purpose of finding marketing terms which you think are effective to use for your marketing plan.

The knowledge you get from these previous copies will be then applied to your own real estate direct marketing copy. However, you are not using the exact sentences or ideas but you make use of your own ideas to market your offers. This way, you are not mainly copying or plagiarizing.

So release your natural creativity, while you use other people’s real estate direct mail as a starting point. If you find the phrase “insider secret” compelling then use it in your own headlines. Also pay attention to call to actions when reading other people’s real estate direct marketing materials. Get inspired to make your own magnetic call to action.

You are merely studying other people’s direct marketing materials and this is totally different from copying their mails. In fact, this method has been used by some of the most successful real estate marketers for years.

A swipe file has been used by all of the most successful copywriters for years. If you aren’t already receiving some type of direct-mail from a variety of firms, contact some. Tell them you’re interested in being placed on their mailing list. You don’t need to tell them why!

Then when these mailings come in, read them from front to back. Read the headlines, the sub heads, the text and any photo captions that may be included as well. If you must, read them out loud. Listen to what sounds good. Listen with particular interest to any ideas, words or phrases you can use and adapt for your next mailing.

Then place it in your swipe file. Add it to your storehouse of copywriting words. Not only do you know have a jump start on ideas for your next mailing, but you have a little stash of ideas – all safely tucked away – that you can pull out the next time you’re stuck for a word or a new reason to create a sense of urgency on the part of your reader.

It wouldn’t help if you somehow feel a little guilt when you do this method. The truth is even the most creative and experienced copywriters have collections of other people’s work. David Ogilvy, a successful copywriter, even admitted that he uses other people’s ideas as inspiration. So if you are having a hard time starting your own copy, why not study other people’s work today.
